Owners Corporation
The ownership of Wybalena Grove is incorporated under the Unit Titles (Management) Act - 2011 of the ACT as The Proprietors of Units Plan 116. In addition, our governance is determined by our Owners Corporation Rules (Appendix B of the Information Booklet)
Each unit owner, or owners jointly, is a member of the Owners Corporation: there are 105 memberships (one for each unit). The business of the Owners Corporation is directed by its 105 members through the Annual General Meeting (AGM) which is normally held mid-year. All owners are encouraged to attend or lodge an absentee vote or appoint a proxy. Forms for absentee voting and proxy appointment are distributed with the agenda and other papers for the meeting in the weeks leading up to the AGM. Owners can propose motions or matters for discussion at any time before the agenda is issued.
The ongoing management of Wybalena Grove is carried out by the Executive Committee (EC) of the Owners Corporation, elected at each AGM.

Managing Agent and Insurance Claims
The Owners Corporation employs a Managing Agent to assist the Executive Committee with secretarial and treasury functions and to handle insurance matters.
The Managing Agent provides such services to members of the Owners Corporation as:
General Meetings: receiving submissions and agenda items, preparing and circulating papers and notices,
Corporate Register: receiving from owners notice of change of ownership and occupant, change of email address, and address in the case of a non-resident owner, change of occupier within 14 days, vacancy extending beyond 30 days continuously. Please refer to Unit Titles (Management) Act - 2011 ss 114, 115.
Repairs: Notice of requirements for exceptional repairs, for example, to drainage tributaries, damage to the common property, requests for removal of trees
Alterations and renovations: Requests for alteration to units and advice from owners changes that would change the value of the unit for insurance purposes
Sale of unit: advice to seller that the Owner's Corporation's affairs are in order
Other administrative tasks: collecting levies, employing and paying contractors, reimbursing members for approved payments made on behalf of the Owners Corporation.
Owners Corporation Network (OCN)
Wybalena Grove has corporate membership of the Owners Corporation Network (OCN) in the ACT. The OCN seeks to represent the interests of all owners of unit titled properties in the ACT. Both individuals who are owners of unit titled properties and owners' corporations may be members. For more information visit the Owners Corporation Network website.
The ACT Administrative and Civil Tribunal (ACAT)
ACAT’s roles include the resolution of disputes relating to Owners Corporation properties. Its role in relation to Units Title properties includes resolution of disputes between parties, including owner and owner, tenant and landlord, and owner and owners corporation executive.
